A straight answer about your insurance, even when it’s no.
Three branches, no call centre anywhere in the business. Whoever quotes your policy is whoever handles it when you claim. Walk in, Delta is open seven days a week.
S&S Insurance Services is an independent insurance brokerage in British Columbia with three walk-in branches, Vancouver, Delta and Surrey. We place business, home, car, marine and hard-to-place insurance with more than 20 insurers, and we are an ICBC Autoplan broker. No appointment is needed at any branch.

Forty-eight coverages, sorted by the situation you’re in, not by product category.
Your general contractor or the lender won’t let work start without it. Send us the contract.

Premiums have moved across the whole market. We’ll explain why yours moved and check it against other companies.

Send us the letter →Send us the clause. We’ll tell you plainly whether your current policy answers it.
Send us the clause →Most of these have to be done at a counter. Check the lights at the top of the page and come in.
Find your branch →Property rebuilds the building. It does not pay the wages, the rent or the loan while you are closed.
Check the number →A bond is not insurance, and capacity is built over years. Start before the tender, not during it.
Ask about bonding →Most policies restrict cover after about thirty days empty, usually starting with water damage.
Insure a vacant property →Your provincial plan pays very little outside Canada, and a medication change can quietly break the cover.
Ask before you book →Theft by someone with a key and a login is not a break-in, so a standard policy will not respond.
See what covers it →Tell us what you need, and how you’d like us to reply.
Some people want a written answer with no phone call. Some want to talk it through in five minutes. Some would rather come in. You choose, and that’s what we do.
What “one broker, start to finish” actually means.
You’re assigned a broker at first contact
Walk in, call, or start online. Whoever takes the enquiry stays on the file, no handovers, no repeating yourself to the next person.
They shop the market, not one insurer
We’re independent. Twenty-five-plus insurers, plus specialist markets for risks the standard market won’t write.
At claim time you call the same number
Same branch, same broker, someone who already knows the file, not a claims line in another province.
Find your trade, or send us what someone is asking you for.
Most business owners come to us holding a lease, a contract or a customer’s requirement. Send us the clause and we’ll tell you plainly whether your policy answers it.
Contractors & trades
Liability, equipment, builders risk, and certificates for the general contractor.
Restaurants & food
Property, liability, spoiled stock, and the coverage your lease demands.
Shops & retail
Stock, break-ins, slips and falls, and staying paid while you’re closed.
Architects & engineers
Professional liability that meets your regulator and your client’s contract.
Manufacturing
Equipment breakdown, business interruption, and the amounts most plants get wrong.
Warehousing & transport
Cargo, warehouse liability, and how little a carrier owes you for a lost pallet.
Offices & professionals
Liability, cyber, and the covers investors and customers now ask for.
Clinics & personal care
Liability that answers for treatment, not just for someone slipping.
The specialist desk for goods on the move.
Cargo, hull and terminal business placed into specialist markets, for the importers, freight forwarders, warehouse operators and vessel owners moving goods through the Port of Vancouver. One call and we run the claim with you.
A “no” from one insurer is a starting point, not a verdict.
Send us the letter. We’ll read it and call you back with a straight answer, and if we can’t help, we’ll tell you who might. Most declines have a reason, and plenty of reasons have a fix.
What people ask us about most
- Knob-and-tube or aluminum wiring
- A home sitting empty
- A wood stove with no certificate
- An old oil tank in the yard
- Recycling and scrap operations
- A policy cancelled part-way through
Home, car, and the things nobody explains properly.
If you rent out a place, your tenants need their own coverage too. We look after both, and usually save you something for keeping them together.
Home
Owners, and what to do when a renewal jumps.
Condo
Including who pays the strata’s deductible. That’s the big one.
Tenant
Usually needed the same week you sign the lease.
Landlord
One rental or several, plus what to ask your tenants for.
Car & ICBC
Renewals, plates and transfers, most of it is done at our counter.
Boat & RV
Two separate systems, and people get caught between them.
Higher-value homes
Proper rebuild values, collections and appraisals.
Travel
Emergency medical, trip cancellation and visitors to Canada.
The questions we answer at the counter every week.
Written plainly, with no sales pitch. These are the ones that cost people real money.
Who pays the strata’s deductible when a pipe bursts?
Strata water deductibles are often $100,000 or more, and can be charged back to the owner. Most condo policies carry a fraction of that.

Is it “S&S” or “Sands”?
Both work. Our legal name is S&S Insurance Services Ltd. Our web address spells it as one word, sandsinsurance.ca, so plenty of people say "Sands." Either way, you get the same three branches and the same people.
Do I need an appointment?
No. Walk in at any branch. Delta is open seven days a week until 9 pm most nights. If you’d rather book a time, call your branch and we’ll set one up.
Can you handle my ICBC renewal, plates or a vehicle transfer?
Yes. We’re an Autoplan broker. Most vehicle transactions have to be completed at a counter, so bring your paperwork in and we’ll do it while you wait.
I was declined by another insurance company. Can you still help?
Often, yes. Send us the letter you received. We’ll read it, tell you why it happened, and let you know whether we can place it, and if we can’t, we’ll point you somewhere that might.
How fast can I get a certificate of insurance for a job?
Send us the contract itself rather than a summary. We read the clause, match the wording exactly, and tell you honestly when it can be ready, before you commit to a start date.
Do you speak my language?
English, Punjabi, Hindi, Italian, Cantonese and Mandarin are spoken across our counters. Call the branch nearest you and ask for the language you want.
